Plumbing System

  • Drain, waste, and vent pipe material and condition
  • Water heater — age, capacity, TPR valve, flue/venting
  • All fixture operation — sinks, toilets, showers, tubs
  • Toilet — flush, fill, seat, stability
  • Under-sink cabinets — leaks, evidence of past leaks
  • Sump pump — presence, operation, discharge location
  • Exterior hose bibs — operation, backflow prevention
  • Sewage disposal type (public sewer or septic)

HVAC System

  • Heating system type (forced air, boiler, heat pump, radiant)
  • Furnace/boiler age, brand, and condition
  • Heat exchanger — visual inspection for cracks
  • Flue venting — connections, pitch, clearances
  • Cooling system type (central AC, mini-split)
  • AC condenser — condition, clearance, refrigerant lines
