Mold Inspection Checklist: Moisture Sources, Sampling, and Reporting Limits

Mold is a symptom. Any inspection that documents growth without identifying the water source produces a remediation that fails within a year. This checklist is organized around moisture first, growth second, and sampling last — and it covers the reporting language that keeps an inspector inside their scope rather than making health claims they are not qualified to make.

Moisture Source Investigation

Start here. Growth without a water source is a cleanup; growth with an ongoing source is a recurring problem.

  • Exterior grading and slope away from the foundation
  • Gutter and downspout discharge distance
  • Below-grade wall condition, efflorescence, and staining height
  • Crawlspace vapor barrier coverage and standing water
  • Plumbing leaks — supply, drain, and appliance connections
  • Roof and flashing leak evidence traced to interior staining
  • Window and door flashing, sill pan drainage, and condensation patterns
  • HVAC condensate pan, drain line, and secondary pan condition
  • Duct condensation in unconditioned space
  • Bath and kitchen exhaust ventilation adequacy and termination point
  • Interior relative humidity readings by area
  • Dew point analysis where cold surfaces meet humid air

Visual Survey

Systematic room-by-room and system-by-system, including the spaces people skip.

  • Visible growth location, approximate square footage, and substrate material
  • Color and texture described factually, without species identification by sight
  • Musty or earthy odor by room, noted as an observation
  • Water staining, tide lines, and discoloration on drywall, trim, and framing
  • Cupped, buckled, or delaminating flooring
  • Drywall softness, bulging tape seams, or nail pops in wet areas
  • Behind and beneath: under sinks, behind toilets, behind appliances, inside vanities
  • Attic sheathing, particularly the north slope and near bath fan terminations
  • Crawlspace joists, subfloor, and insulation facing
  • Basement finished-wall base and behind baseboards
  • Closets on exterior walls, especially in cooling climates
  • HVAC air handler interior, coil, and plenum

Moisture Mapping and Instrumentation

Readings turn a subjective description into evidence. Record the instrument, the scale, and the reference reading.

  • Pin-type moisture meter readings at suspect materials
  • Non-invasive scanning meter survey across wall and floor planes
  • Dry-standard reference readings from an unaffected area of the same material
  • Thermal imaging survey with the temperature differential noted
  • Explicit statement that thermal anomalies indicate temperature difference, not moisture, until meter-confirmed
  • Ambient temperature and relative humidity at each sampling location
  • Hygrometer readings in crawlspace, basement, and attic

Sampling Protocol

Sample to answer a specific question. Sampling without a hypothesis produces numbers nobody can interpret.

  • Stated purpose for each sample before it is taken
  • Outdoor control sample collected the same day, same conditions
  • Indoor air samples by zone, with volume and flow rate recorded
  • Surface samples — tape lift, swab, or bulk — with substrate noted
  • Post-remediation verification sampling where applicable
  • Chain of custody documentation
  • Accredited laboratory used and analysis method specified
  • Chain of custody and lab report attached to the deliverable

Reporting

The legal exposure in mold work is almost entirely in the wording. Report conditions and moisture dynamics; leave health effects to physicians and remediation design to licensed remediators.

  • Findings stated as observations with locations and measurements
  • Moisture source identified, or explicitly stated as undetermined
  • No health-effect claims or medical opinions
  • No species identification without laboratory analysis
  • Areas not inspected and why, listed specifically
  • Recommendation for licensed remediation where scope exceeds assessment
  • Clear separation of assessment from remediation where state law requires it
  • Photographs keyed to each finding location

Most common findings — and why they matter

These come up often enough that it is worth knowing the consequence, not just the observation.

Remediating without fixing the source

The single most expensive mistake in the field. Growth returns to the same wall within months and the homeowner has paid twice.

HVAC condensate drain clogged

Overflows into the pan, the plenum, and the surrounding structure. A common cause of growth in an otherwise dry house.

Missing or partial crawlspace vapor barrier

Soil moisture evaporates directly into the floor system. It shows up as cupped hardwood upstairs long before anyone looks underneath.

Bath exhaust terminating in the attic or soffit

Delivers humid air straight to cold sheathing, or draws it right back in through the soffit intake.

Interpreting thermal images as moisture without meter confirmation

Thermal cameras read temperature. Missing insulation, air leakage, and plumbing runs all produce anomalies that look identical to wet drywall.

Frequently asked questions

Do I need a license to perform mold inspections?

It depends on the state. Florida, Texas, New York, and Louisiana license mold assessors separately from home inspectors, and several restrict the same company from both assessing and remediating the same property. Verify current requirements with your state board before offering the service.

Is air sampling always necessary?

No. When growth is visible and the source is identified, sampling often adds cost without changing the recommendation. Sampling earns its keep when growth is suspected but not visible, when a specific dispute needs data, or for post-remediation verification.

What relative humidity level prevents mold growth?

Keeping indoor RH below roughly 60%, and ideally in the 30–50% range, keeps most surfaces above the dew point and below the water activity that common indoor molds need. Surface temperature matters as much as ambient RH.

Can a home inspector say a home 'has mold'?

An inspector can report visible growth consistent with mold and the moisture conditions supporting it. Naming a species, or asserting a health effect, requires lab analysis and credentials most inspectors do not hold. Describe what you observed and measured.
