Septic Inspection Checklist: Tank, Distribution, Drainfield, and Flow Testing
A septic system replacement can cost more than a roof, and unlike a roof it gives almost no warning from inside the house. This checklist covers a full functional inspection — tank opened and measured, distribution verified, drainfield evaluated, and hydraulic load applied — rather than the visual-only walkover that is sometimes sold under the same name.
Who orders this
Any buyer of a property not connected to municipal sewer. Many counties require a permitted inspection at transfer. Systems over 25 years old, systems serving more bedrooms than permitted, and properties that sat vacant all warrant extra scrutiny.
Records and System Identification
Start at the county. The permit tells you what should be there, and the difference between the permit and reality is often the finding.
- County or health department permit record located
- Permitted system type — conventional, mound, sand filter, aerobic treatment unit, or drip
- Permitted tank capacity and number of bedrooms served
- Actual bedroom count compared against the permitted count
- As-built drawing obtained and components located against it
- Installation date and last permitted repair
- Pumping records and maintenance history
- Service contract in place for aerobic or advanced treatment systems
- Well location and separation distance from tank and drainfield
Tank
The tank must be opened. A lid-off inspection with measured levels is the difference between an inspection and a guess.
- Tank located and lids exposed at both access points
- Tank material — concrete, fiberglass, polyethylene, or steel
- Steel tank present, which is at or past end of life in most cases
- Structural condition — cracks, spalling, corrosion, or root intrusion
- Liquid level relative to the outlet invert
- Scum layer thickness measured
- Sludge depth measured
- Inlet baffle or tee present and intact
- Outlet baffle or tee present and intact
- Effluent filter present, and its condition
- Evidence of prior backup at the inlet
- Lid condition, seal, and safety — secured against child access
- Riser present or lid buried, and depth of cover
Distribution and Drainfield
The drainfield is what actually fails and what actually costs money. Evaluate the surface and the flow, not just the tank.
- Distribution box located and opened where present
- Even distribution to each lateral, or evidence of tipping and channeling
- Solids carryover into the D-box
- Drainfield area located and its footprint identified
- Surface ponding, seepage, or effluent breakout
- Unusually lush or dark green vegetation over the field
- Odor at the field surface
- Soft, spongy ground over laterals
- Vehicle traffic, parking, structures, or a pool over the field
- Trees or deep-rooted vegetation encroaching on laterals
- Surface water drainage directed onto the field
- Reserve or replacement area available and unobstructed
- Pump chamber, float settings, and alarm operation where applicable
Functional and Flow Testing
Load the system the way a household would. A tank can look fine and still fail under hydraulic load.
- Volume of water introduced, appropriate to the permitted system size
- All interior fixtures run and drainage observed
- Tank level monitored during and after loading
- Level recovery observed after loading stops
- Backup at any fixture or cleanout during the test
- Effluent surfacing at the field during or after loading
- Dye testing where a suspected illicit discharge needs confirming
- Aerobic unit aerator, blower, and alarm operation
- Statement of the loading volume applied, so the test is reproducible
Most common findings — and why they matter
These come up often enough that it is worth knowing the consequence, not just the observation.
Missing outlet baffle or effluent filter
Solids pass into the drainfield and clog the soil. It is the leading cause of premature drainfield failure and the fix is inexpensive if caught first.
Effluent surfacing over the drainfield
The soil is no longer accepting flow. This is a failed system, not a maintenance item, and it is a public health issue.
Steel tank
Corrodes from the inside and eventually collapses, which is a genuine fall-in hazard. Considered end-of-life regardless of current function.
Bedroom count exceeding the permit
The system is hydraulically undersized for the actual household. It also blocks permitting for additions and can complicate resale.
Structures, paving, or parking over the drainfield
Compacts soil and blocks the evaporation and oxygen exchange the field depends on. Often discovered only when the field is finally located.
Frequently asked questions
How much does a septic inspection cost?
Typically $300–$650 for a full inspection with the tank opened and pumped or measured, more for aerobic and advanced treatment systems. A visual-only walkover is cheaper and establishes very little.
Should the tank be pumped as part of the inspection?
Opinions differ. Pumping lets you see the tank walls and baffles clearly but removes the liquid level evidence that reveals an outlet or drainfield restriction. A common approach is to inspect and measure first, then pump.
How long does a septic system last?
A well-maintained conventional system with a concrete tank often runs 25–40 years; the drainfield is usually what fails first, at 20–30. Steel tanks and overloaded systems fail much sooner.
Is a septic inspection part of a home inspection?
No. Septic is excluded from standard home inspection scope and is a separate, often separately licensed, service. Some counties require the inspector to hold a specific health department certification.
