Sewer Scope Inspection Checklist: What the Camera Should Document

A sewer scope is one of the highest-value add-ons in residential inspection because the failure it finds is invisible, expensive, and not covered by insurance. A lateral replacement can run five figures once it crosses a sidewalk or a street. This checklist covers what the camera needs to capture and how to describe findings without overstating them.

Access and Setup

Where the camera enters determines what can be seen. Document the access point, because a scope from the wrong opening can miss the entire problem section.

  • Whether the line was scoped from the house toward the main, or the reverse
  • Total footage run and where the camera stopped
  • Reason for any stoppage — blockage, transition, or camera limit
  • Locator readings marking depth and position of significant findings
  • Confirmation that water was run during the scope to show flow behavior

Pipe Material and Condition

Material sets the expected failure mode and remaining life. Identify every material and every transition point.

  • Material at the house connection (cast iron, ABS, PVC, clay, Orangeburg)
  • Material changes along the run and the condition at each transition
  • Orangeburg (bituminized fiber) present — deforms and collapses, generally end-of-life
  • Clay tile joints and their condition
  • Cast iron scaling, channeling, or rust-through at the invert
  • Prior repairs, spot liners, or full-length liner present
  • Evidence of a previously abandoned line or dual laterals

Defects to Capture on Video

Each of these should be recorded with footage marked, not just described in the summary. The video is the deliverable a contractor will bid from.

  • Root intrusion — location, footage, and whether roots are hairline or mass
  • Bellies (low spots holding standing water) with estimated depth and length
  • Offset joints and the degree of separation
  • Cracks — longitudinal, circumferential, or spiral
  • Holes, voids, or missing pipe sections with visible soil
  • Collapse or deformation, including egg-shaping in Orangeburg
  • Grease, scale, or debris accumulation and estimated percent of flow restricted
  • Foreign objects and prior blockages
  • Improper connections — downspouts or sump discharge tied into the sanitary lateral

Reporting the Findings

The most common complaint about sewer scopes is a report that shows a problem without telling the buyer what it means. Keep the description factual and the recommendation clear.

  • Footage marker for every finding
  • Still frames pulled from the video for the written report
  • Full video file delivered or hosted, not just stills
  • Severity described in observable terms (percent of diameter, inches of standing water)
  • Clear distinction between maintenance items and structural failures
  • Recommendation for licensed plumber evaluation where structural defects appear
  • Explicit statement of what was not visible and why

Most common findings — and why they matter

These come up often enough that it is worth knowing the consequence, not just the observation.

Root intrusion at clay tile joints

The most common finding on pre-1970 laterals. Cutting clears it temporarily; roots return because the joint is still open.

Bellies holding standing water

Solids settle in the low spot and cause recurring backups. A belly cannot be cleared by snaking — it requires excavation and re-grading.

Orangeburg pipe

A tar-impregnated wood-fiber pipe used roughly 1945–1972. It deforms under load and is considered failed regardless of current flow.

Offset joints

Ground movement separates sections, catching solids and admitting soil. Severe offsets are a full replacement, not a repair.

Downspouts tied into the sanitary lateral

Illegal in most jurisdictions and a cause of backups during heavy rain. Cheap to find, expensive to ignore.
